The Challenge:
This 120-unit cooperative faced a difficult situation common to many pre-war buildings: an "D" Energy Grade, inefficient electric baseboard heating, and expensive utility bills. The Board needed a comprehensive solution to modernize the building and improve resident comfort without displacing tenants or disrupting daily operations.
The Efficiti Solution:
Acting as the Engineer of Record and Project Manager, Efficiti delivered a complete, end-to-end transformation:
VRF Heat Recovery: We designed a cutting-edge Mitsubishi VRF system to replace the old baseboards, providing every apartment with efficient, quiet heating and cooling.
Centralized Hot Water: We engineered a new Heat Pump Water Heater plant to fully electrify the building’s domestic hot water supply.
Total Project Management: Efficiti managed the entire ecosystem of the retrofit. This included overseeing the necessary electrical infrastructure upgrades, as well as the design and installation of custom steel dunnage on the roof to support the new mechanical plant.
Implementation Control: We led the competitive RFP process for all trades, ensuring the Coop received the best market value while maintaining strict technical standards.
The Result:
The building is now on a clear, engineered path to full electrification and LL97 compliance. The project is primed to deliver centralized cooling and reduced emissions, supported by a financial strategy with secured utility incentives to offset costs.
