Our client is a condominium high-rise building near downtown Brooklyn. Efficiti got engaged to help improve the energy efficiency of the building to avoid LL97 fines:
Some of the challenges this building is facing:
hundreds of thousands of dollars of potential fines from LL97 starting the year 2025
Low energy score of D 1 (out of 100)
oversized boilers lead to high utility costs
High maintenance costs
This building required a solution that:
Achieve the significant CO2 emission reduction necessary, to avoid LL97 fines
Minimal construction, to keep the costs low and limit disturbance to tenants
Keep the initial required capital to a minimum
Simple payback of less than 8 years after incentives
Cover a significant portion of the project costs with incentives
Efficiti has identified the optimum solution:
heating system retrofit using electric packaged terminal heat pumps to provide drastic CO2 emission reduction while having the minimum amount of construction and disturbance.
In the next phase, we will be designing a high-efficiency water heating system for this building to reduce the carbon impact of the building even further.
